Bleach Does Not Kill Mold.

Chlorine Bleach (sodium hypochlorite 6%) does not kill mold. Why?

Mold’s hyphae (root structures) actually grow into wood and drywall like roots. The hyphae are not killed by bleach because bleach’s ion structure prevents chlorine from penetrating into porous materials such as dry wall and wood. It stays on the outside surface, whereas mold has protected enzyme roots growing inside the porous construction materials. When you spray porous surface molds with bleach, the water part of the solution soaks into the wood while the bleach chemical sits atop the surface, gasses off, and thus only partially kills the surface layer of mold while the water penetration of the building materi als fosters further mold growth.

Chlorine bleach causes long term breakdown of wood products like studs, sheathing, plywood, OSB, and other building materials over time.

Chlorine Bleach is NOT a registered EPA mold killing product.

You can verify it yourself when you are unable to find an EPA registration number for killing mold on the label of any brand of chlorine bleach. Why not? Because it is not effective at killing mold as other EPA approved chemicals.

University Study Discovers Bleach is Ineffective at Killing Mold on Wood and Other Porous Surfaces.

“While bleach is often recommended for remediation of surface mold on wood and other porous surfaces, our [university research study] study results illustrate that the treatment does not eliminate the surface microflora,” is the conclusion of th e Oregon State University study of the effects of chlorine bleach on mold growth on Douglas fir wood [an important timber crop in the state of Oregon]. The research study was conducted by Professor Jeffrey Morrell, Dept. of Wood Science, Oregon State University, as assisted by Adam Taylor [graduate research assistant] and Camille Freitag [Senior Research Associate], as published in Forest Products Journal, 54:4, 2004.

California Renter’s Rights with Mold

As renters in California, we have the right to live in a safe and healthy environment, which includes the quality of air in our homes, or indoor air quality (IAQ). Mold spores circulating in the air can create harmful living situations and lead to health problems for you and your family.

California is one of only five states to have regulations against mold growth in rentals, recognizing that there is a potential health risk involved with mycotoxins (molds that produce harmful chemical toxins).

Some bad information is floating around that you can use bleach to kill mold.  This is incorrect, the EPA say “Bleach does not kill mold”.   Please call us before you take any action.  Improper removal can cause more harm than good.  We use non-toxic products that are not harmfull to humans or pets.

Children, the elderly and persons with compromised immune or respiratory systems are at the highest risk for health issues due to mold. Effects can range anywhere from allergic reactions to rashes or repertory issues.

California State laws provide us, the renters, with the opportunity to fix the problems ourselves and deduct the cost from our rent. So if your landlord is lagging on fixing your property, you still have options. The Toxic Mold Prevention Act of 2001 (TMPA), established by the Department of Health Services (DHS), sets standards for mold levels in indoor air. The law also allows DHS to identify remediation standards for owners, contractors and landlords.

Mold growth is classified as a factor of inhabitable conditions and is required, by state law, to be taken care of by landlords according to Civil Code 1941.1, Green vs. Superior Court. This includes having proper inspections done by licensed mold inspectors and then having the mold removed from the property by qualified contractors. As tenants we have the right to hire inspectors ourselves to get this work done and take the cost out of the following month’s rent. However, you must give your landlord notice that you are having this work done and give him/her a proper amount of time to fix the issue.

It is also necessary for the mold growth to have been caused by faulty conditions to your home. Mold growth often occurs because of a leak from a pipe, roof or window. If the leak is slow and goes unnoticed for a long period of time, mold growth is practically a give-in and will need to be removed.

Mold growth can also be caused by your lifestyle as a tenant. If you have a lot of stuff in your home, or don’t properly ventilate while cooking and/or showering, condensation can build up in your home and cause mold growth. If this is the case, your landlord is not responsible for funding the repairs. However, if proper ventilation devices are not available in your home, then that is your landlord’s responsibility.

A properly licensed inspector should be able to find the cause of mold and you can figure out who’s at fault and should fund the repairs from there.

The most important factor to be aware of when it comes to mold in your home is the potential health risk involved. If you are feeling any symptoms while in your home, you should have it checked for mold. Even if you can’t see mold growth, that doesn’t mean it’s not there. It could be behind the paint on your walls, or in the drywall or just not visible to an untrained eye. If you are away from you home for a few days and these symptoms go away, that is a sure sign of issues in your home.

Even if you are not experiencing symptoms from mold, it can still affect your home and property. Mold can take away the integrity of the framework of your home and also your belongings. Things such as couches, mattresses, clothing, furniture, tables, etc. can all be ruined by mold growth.

It is important to know that under California law, repairs cannot be made by you, the tenant, and then deducted from your rent. You must hire a licensed professional to do the testing and work for you if you intend to have the work paid for by your landlord.

The laws can appear to be vague in reference to mold. Mold must be considered as a potential health concern when interpreting renter’s law.

Test all Smoke Alarms and Detectors

You can prevent tragedies simply by testing and maintaining your smoke alarms and practicing a fire escape plan. All smoke alarms in your house should be tested once a month, and their batteries replaced annually. Every family should develop a fire escape plan and practice it at least twice a year. The U.S. Consumer Product Safety Commission (CPSC) recommends these measures because working smoke alarms and a fire escape plan will increase your protection in case of a fire.
Every year in the United States, about 3,000 people lose their lives in residential fires. Most fire victims die from inhalation of smoke and toxic gases, not as a result of burns. Most deaths and injuries occur in fires that happen at night while the victims are asleep.

Properly installed and maintained smoke alarms in the home are considered one of the best and least expensive means of providing an early warning of a potentially deadly fire. Smoke alarms save lives, prevent injuries, and minimize property damage by enabling residents to detect fires early in their development. The risk of dying from fires in homes without smoke alarms is twice as high as in homes that have working smoke alarms.

All smoke alarms should be tested at least once a month to make sure they operate properly. If a smoke alarm is battery operated, replace the batteries at least once a year to make sure the alarm will work when it is needed. It’s a good practice to make replacement of batteries a seasonal routine, such as when resetting clocks in the fall or spring. Always follow the manufacturer’s instructions for testing smoke alarms and replacing the batteries.

If your battery-powered smoke alarm begins to emit a low-power warning, usually a chirping sound, replace the battery immediately with a fresh one. This will ensure that your smoke alarm will continue to provide protection.

Never disable your smoke alarm, even if you experience “nuisance” alarms while cooking or showering. Clean the smoke alarm following the manufacturer’s instructions, and if possible relocate it away from the kitchen or bathroom. If nuisance alarms are a persistent problem, you may need to look for a different type of smoke alarm. A photoelectric smoke alarm is less sensitive to common causes of false alarms. Some smoke alarms have a silencing feature, so nuisance alarms can be stopped quickly and easily.

At the same time you replace your smoke alarm batteries, replace the batteries in your Carbon Monoxide (CO) alarm. CO is a colorless, odorless gas that is produced when any fuel is incompletely burned. About 150 people die each year from non-fire, carbon monoxide poisoning associated with home fuel-burning heating equipment. For more information on CO, see CPSC Publication #466.

Children Sleeping Through Smoke Alarms

Recent information from broadcast news programs demonstrated that children can sleep right through the sound of a smoke alarm.

While smoke alarms have proven to be effective lifesavers, CPSC is concerned that children can sleep right through the sound of a smoke alarm and that the elderly, many of whom live alone, may not hear an alarm.


CPSC has already begun a two-year project on the Sound Effectiveness of Smoke Alarms. CPSC’s study will look into why children and older adults sleep through or do not hear the sound of a smoke alarm and whether new technologies can improve the effectiveness of smoke alarms. Our research hopes to find ways to assure that all consumers can hear the alarm quickly enough to begin their escape from danger.

Because children, older people, and those with special needs may not wake up to the sound of a smoke alarm, parents and caregivers must incorporate this possibility into the home fire escape plan.

When practicing your home fire escape plan, make sure all escape routes are clear. Correct such problems as blocked exits, jammed locks or barred windows.

At least one smoke alarm should be placed on every level of the home. The most important location is near the bedrooms to provide an early warning to all sleeping occupants. A smoke alarm should also be placed inside every bedroom. Follow the manufacturer’s instructions on how to properly install a smoke alarm.
CPSC also urges consumers to develop and rehearse an escape plan so that when the smoke alarm sounds, family members will immediately move to a safe location outside the home.

CPSC recommends the following on fire escape planning:

  • Every family should develop a home fire escape plan and practice it at least twice a year with the entire household.
  • Practice the fire escape plan with your children, baby-sitter, and older family members.

  • During practice, it is important to be aware of and remove obstacles that may prevent a quick and safe evacuation, such as blocked exits or jammed or barred windows.

  • Children may not awaken from the sound of a smoke alarm. Parents should hold a fire drill during the night so they can assess their children’s ability to awaken and respond appropriately.

  • If children, or any other family member, cannot awaken to or hear the smoke alarm, the escape plan should be adjusted accordingly to help get all family members out safely.
CPSC recommends the following on smoke alarms:

  • Install a working smoke alarm on every level of the home, outside sleeping areas, and inside bedrooms.

  • Test your smoke alarms at least once a month.

  • Replace smoke alarm batteries at least annually, such as when resetting clocks in the fall or spring.

Test your smoke alarm and regularly replace its batteries.

Develop and practice your fire escape plan with your family.

Make sure alarms are placed either on the ceiling or 6-12 inches below the ceiling on the wall. Locate smoke alarms away from air vents or registers; high air flow or dead air spaces are to be avoided. Dead air spaces are often at the top of a peaked roof, or in corners between ceilings and walls.

Californias S.W.I.F.T unit takes action, unlicensed contractors are arrested

California’s  S.W.I.F.T. unit is not messing around when it comes to unlicensed contractors working illegally in the Santa Clarita Valley.  As a result of the second sting operation in the last several months, 29 unlicensed contractors were arrested this past September.   Santa Clarita Valley Sheriff’s Station deputies teamed with Contractors State License  for this two day sting. The contractors show up at what they believe are potential job sites to give bids on work, but many were instead arrested and charged with a misdemeanor, of which the second offenese could be a $10,000 fine and 90 days in jail.  It is illegal for unlicensed contractors to do more the $500 of contracting work in the state of California.  These illegal contractors are causing a lot of problems for the legally licensed contractors, because they are often able to under bid the licensed contractors because they do not have a lot of the additional costs that legitimate contractors carry like insurance and work-mans comp. So especially in our slow economy, when everyone is looking to save a buck or two, these illegal unlicensed contractors are taking what little contracting is available right now, and the legitimate contractors are paying the price.  That is where the S.W.I.F.T unit comes in, with sting operations like these and 69 arrests in all, they are getting the word out that this illegal behavior will not be tolerated.  And home owners beware, going with the lowest bid , doesn’t always save you money. Don’t flush your money away, how to save in your bathroom

WIth the water shortage in California, everyone is looking for ways to save water.  Did you know that 19% of California’s energy goes to pumping water? So when you save water, you are saving energy too. So CR Construciton have put together some easy tips for saving money, water and energy in your bathroom.

1. Repair leaks: Typically, leaks account for 13% of home water usage.                   

2. Ventilate properly:
While showering or taking a bath, use the bathroom fan to remove the heat and humidity from your home. This helps cut back on your A/C usage.

3. Seal around pipes:
Space around plumbing pipes is a regular cause of air leakage. Be sue to cover and seal your pipes around the edges.

4. Take quick Showers and avoid Baths:
A ten minute shower uses less water than a full bath.

5. Low-Flow Shower-heads:
If it takes less than 20 seconds to reach the 1-gallon mark on a bucket placed under your shower head, you should consider installing a low-flow showerhead. Low-Flow showerheads save up to %44 of water compared to the regular type.

6. Faucets/Faucet Attachments:
Faucet aerators are also a great, in expensive way to save water.

7. Turn off the water while you brush your teeth:
This simple change can save up to 3,000 gallons of water per year!

8. DIY low-flush toilet:
Install a ultra-low-flow toilet and you can save thousands of gallon a year, if this change is not in your budget, try filling a plastic bottle with gravel, and place it in your toilet tank to displace water.

9. WaterSense products:
Look for the WaterSense label when purchasing new bathroom items, like faucets, toilets and aerators.  WaterSense is similar to the government’s ENERGY STAR program, except it covers water instead of energy.

    New Energy Saving Codes to Take Effect in California on Aug 1

    California energy conservation effort  is pulling ahead of the nation with the new codes to begin August 1 st of this year. These new codes are aimed at new construction and will raise the energy efficiency of new construction 15 to 20 percent above 2005 standards. These amendments to the current Title 24 policies, are leaps and bounds above the national standards, defeating them by more than 20 percent and quaranteeing considerable energy and carbon savings.  The new homes built under the code are projected to save their owners between $200 and $600 per year on energy bills, estimates Fred Bell of the Building Industry Association.

    Key changes to Title 24 will include:

    · The solar home partnership program, which will allow the installation of solar panels to be used as an offset for other areas of construction that might not meet the code requirements.

    · Stricter requirements for kitchen water pipe insulation.

    · Higher standards for roof, wall and floor insulation

    · Minimum two-speed pumps in pools and spas

    · Green building codes aimed at encouraging projects to reach beyond Title 24

    The plan will also contain more detailed green building standards which will be voluntary at first, but may become requirements in cities and counties looking to get ahead . “We need the carbon reduction that the green building code will give us, so it can help us get to our AB 32 sustainability goals,” explained Patrick Conlon, city energy manager for Palm Desert.
